Vice President of Land Acquisition & Development

Job Summary
Lead the sourcing, evaluation, and execution of land acquisition opportunities aligned with company and fund-level investment strategies. Build a robust pipeline through market research, broker relationships, and landowner outreach while overseeing due diligence on zoning, entitlements, and environmental factors. Negotiate purchase agreements and partner with legal teams to secure contracts. Conduct in-depth market analysis on demographics, comparables, and absorption forecasts to inform strategy. Partner with Capital Markets and CFO to underwrite deals and create financial proformas for investment decisions. Serve as the accountable lead for advancing acquisitions into full development projects, managing entitlements and pre-construction efforts. Collaborate with design and construction teams to ensure feasibility and lead pursuit of development incentives like TIF and grants. Prepare project recommendations for Executive and Investment Committees supported by comprehensive analyses. Deliver timely reports to stakeholders and ensure compliance with internal policies. Willingness to travel as required for site visits and deal execution.
Required Qualifications
- College degree in Real Estate, Finance, Business, or law
- Minimum of seven to ten years of experience in residential or commercial real estate
- demonstrated experience and working knowledge of underwriting
- demonstrated experience and working knowledge of site selection
- demonstrated experience and working knowledge of performing feasibility analysis
- demonstrated experience and working knowledge of market evaluation
- demonstrated experience and working knowledge of Entitlements and Zoning
- demonstrated experience and working knowledge of underwriting/financing of deals
- demonstrated experience and working knowledge of business/project planning
- Strong technical knowledge of underwriting/financing of deals
- Strong technical knowledge of institutional investor needs
- Strong technical knowledge of design
- Strong technical knowledge of construction
- High degree of experience in budget planning
- High degree of experience in expense monitoring
- High degree of experience in profit and loss responsibility
- Excellent computer skills, with emphasis on Microsoft Office
