Job Summary
Forecast development activities and manage all aspects of land and building developments, including site pursuit, entitlement, design, and construction for industrial and warehouse facilities. Lead the technical side of the municipal approvals process from acquisition through permitting, provide cost and schedule information for investment memos, and conduct bid RFPs and contractor negotiations. Manage and coach the local development team across performance and growth, while partnering with investment officers, design professionals, and regional stakeholders to deliver projects ranging from $100,000 to over $500 million. Ensure proper project closeout, transition assets to property management, and communicate project status proactively to senior leadership. This role resides in the Toronto, ON office and reports to the SVP, Regional Head of Development – East Region.
Required Qualifications
- Minimum of 10 years of experience in land development and/or construction management
- Experience leading industrial development projects from acquisition through due diligence, entitlements, permitting, construction, and project closeout
- Experience with multiple industrial asset types, including speculative warehouse, manufacturing, e-commerce, 3PL, data center, or industrial outdoor storage developments
- Proficiency with Microsoft Excel, Word, Outlook, PowerPoint, Microsoft Project, Google Earth, Autodesk Forma, and Adobe Acrobat
- Excellent written, verbal, presentation, and stakeholder communication skills
- Demonstrated ability to lead teams, manage multiple priorities, solve complex problems, and influence cross-functional stakeholders
- Ability to travel approximately 35%
Desired Qualifications
- Bachelor's degree in Construction Management, Architecture, Engineering, or equivalent experience
- Project management experience with a general contractor or owner's representative
- Engineering, architecture, or real estate development background supported by construction project experience
- Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed
- Exercises sound judgment, creative thinking, and accountability for outcomes
