Job Summary
Assist Senior Managing Director with long-term plans to achieve growth and financial profitability through strategic management of multi-family residential construction. Manage construction activities for new developments and alterations, ensuring compliance with specifications, obtaining government inspections, and coordinating architects, designers, engineers, and the construction team. Lead negotiations with General Contractors, manage weekly site meetings, review RFIs and submittals, mitigate change orders, and prepare funding requests for equity partners and lenders. Review project schedules, coordinate punch lists, and manage project close-out including certificates of occupancy. Work with regional partners, stakeholders, and authorities throughout all development phases.
Required Qualifications
- Undergraduate College Degree in finance, real estate development, architecture, or civil engineering
- MBA
- Minimum of 10 years of related experience
- Ability to read and interpret contracts, agreements, reports, and accounting documents
- Ability to write routine reports and correspondence
- Good negotiating and organizational skills
- Ability to prioritize multiple tasks
- Ability to speak effectively with managers and customers or employees of the organization
- Strong written and verbal communication skills
- Financial acumen with the ability to analyze and lead underwriting opportunities
- Ability to calculate figures and amounts such as fee calculations, management fees, developer fees, construction management fees, depreciation, proportions, and percentages
- Ability to apply concepts of basic math and algebra
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
