Job Summary
Oversee quality standards for vacant units by completing repairs, improvements, and maintenance tasks to ensure properties meet Hines standards before resident occupation. Perform technical and mechanical duties including inspecting sheetrock, verifying caulking and sealing, pressure washing, trash removal, and cleaning/painting equipment. Assist with grounds, common areas, and amenities while responding to resident complaints and assigning work requests by urgency. Adhere to safety protocols for tools, electrical, and mechanical equipment, reporting incidents and ensuring compliance with OSHA laws. Verify parts for repair versus replacement to support cost-control programs and maintain current safety information.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- One or more years of maintenance or related experience
- Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions
- Excellent written, verbal and customer service skills
- Excellent time management skills
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Use olfactory, auditory, and visual senses
- Lift 25 lbs. or more
- Climb up and down stairs and ladders
- Access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Work overtime as business needs deem appropriate
- Possess computer skills necessary to effectively administer work order programs and building operations
- Successful completion of all required training programs within required timeframes
- Compute basic mathematical equations
