Job Summary
Oversee technical and mechanical work for the Allison at Fenton community by completing assigned work orders, performing general cleaning, and diagnosing property issues in accordance with Hines policies. Operate, adjust, and perform maintenance on mechanical, electrical, plumbing, and HVAC equipment while managing vacant apartment inspections and coordinating vendor schedules. Handle documentation, verify parts for cost-cutting initiatives, and adjust fire alarm and life safety systems. Ensure safety compliance when using tools, climbing ladders, or accessing confined spaces. Work indoors approximately 80% of the time and outdoors 20%, with shifts potentially including early mornings, late evenings, weekends, and holidays.
Required Qualifications
- High school diploma or equivalent
- Two or more years' of property maintenance or related experience
- EPA Type I & II or Universal certification
- Pool & Spa Operator license
- General knowledge of plumbing
- General knowledge of electrical
- General knowledge of general carpentry
- General knowledge of HVAC
- General knowledge of appliances
- Excellent interpersonal and communication skills
- Attention to detail
- Organization
- Strong multitasking abilities
- Ability to work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Ability to use olfactory, auditory, and visual senses
- Ability to lift 25 lbs. or more
- Ability to climb up and down stairs and ladders
- Ability to access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Ability to use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Ability to meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
