Job Summary
Oversee technical and mechanical work at FAT Village by completing assigned work orders, performing general cleaning of grounds and amenities, and diagnosing property issues in accordance with Hines policies. Operate, adjust, and perform maintenance on mechanical, electrical, plumbing, and HVAC equipment while properly handling documentation and safety procedures. Prepare vacant apartment homes for leasing and new move-ins through inspection and scheduling contractors. Identify areas for improvement to enhance efficiency and support cost-cutting programs by verifying parts standards. Work indoors approximately 80% of the time and outdoors 20%, adhering to shift requirements that may include early mornings, late evenings, weekends, and holidays.
Required Qualifications
- High school diploma or equivalent
- Two or more years' of property maintenance or related experience
- EPA Type I & II or Universal certification
- Pool & Spa Operator license
- General knowledge of plumbing
- General knowledge of electrical
- General knowledge of general carpentry
- General knowledge of HVAC
- General knowledge of appliances
- Excellent interpersonal and communication skills
- Attention to detail
- Organization
- Strong multitasking abilities
- Ability to work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Ability to use olfactory, auditory, and visual senses
- Ability to lift 25 lbs. or more
- Ability to climb up and down stairs and ladders
- Ability to access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Ability to use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Ability to meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
Desired Qualifications
- High school diploma or equivalent from an accredited institution preferred
- EPA Type I & II or Universal certification strongly preferred for refrigerant recycling
