Job Summary
Ensure all building maintenance and operations align with Hines' service level standards by performing preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems. Review operating conditions with your supervisor to resolve abnormal issues, provide timely responses to inquiries and work orders, and maintain operation logs. Utilize expertise in HVAC distribution and controls to implement corrective actions, conduct general repairs on building fixtures, and ensure compliance with all safety and environmental laws. Demonstrate full competency in emergency procedures and fire alarm systems while adhering to property policies. Work approximately 80% indoors and 20% outdoors, standing for extended periods and lifting objects over 25 lbs. Meet shift requirements including early mornings, late evenings, weekends, and holidays, with overtime as needed.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- 2+ years commercial HVAC or related experience
- High degree of emotional intelligence with proven ability to think creatively in all job responsibilities
- Strong supervisory and analytical abilities with a solution-oriented mindset
- Ability to maintain composure and professionalism at all times
- Excellent interpersonal, verbal, and written communication skills
- Successful completion of the Hines 'Introduction to Engineering' training program
- Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines
- Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.)
- Ability to read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form
- Understanding of correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
- Ability to compute basic mathematical equations for equipment performance testing and building operations
- Possession of sufficient computer skills to effectively administer required engineering programs
- Understanding and utilization of personal protective equipment (PPE) appropriately
- Ability to move, lift, carry, push, pull, and place objects more than 25lbs without assistance
- Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+
- Ability to work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions
- Ability to meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Ability to work overtime as business needs deem appropriate
- Ability to work approximately 80% of the time indoors and 20% of the time outdoors
- Ability to stand for an extended period, at a minimum of 8 hours
- Use of olfactory, auditory, and visual senses
- When applicable, obtaining required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.) within six months of hire/promotion
