Job Summary
Oversee technical and mechanical work at the property by completing assigned service work orders, performing general cleaning, and diagnosing issues in accordance with Hines policies. Prepare vacant apartment homes for leasing through inspections, contractor scheduling, and maintenance tasks while managing documentation and safety protocols. Operate fire alarm systems, adjust and repair mechanical, electrical, plumbing, and HVAC equipment, and verify parts for cost-cutting programs. Work indoors approximately 80% of the time, standing all day, and follow an on-call schedule with potential overtime.
Required Qualifications
- High school diploma or equivalent
- Two or more years of property maintenance or related industry experience
- EPA Type I & II or Universal certification
- General knowledge of plumbing, electrical, general carpentry, HVAC, and appliances
- Excellent interpersonal and communication skills
- Attention to detail, organization, and strong multitasking abilities
- Ability to work an on-call schedule and overtime
- Work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Use olfactory, auditory, and visual senses
- Work standing all day
- Lift 25 lbs. or more
- Climb up and down stairs and ladders
- Access remote work areas and confined spaces
- Use full range of manual dexterity
- Meet the shift working requirements of the assigned property
- Shifts may include early mornings, late evenings, weekends, and some holidays
Desired Qualifications
- High school diploma or equivalent from an accredited institution preferred
- EPA certification for refrigerant recycling
