Job Summary
Oversee technical and mechanical work for the Community by completing assigned work orders from requests, performing general cleaning such as trash disposal and pressure washing, and diagnosing property issues to provide solutions per Hines policies. Prepare vacant apartments for leasing and new move-ins through inspections, contractor scheduling, and maintenance tasks while appropriately handling documentation. Operate, adjust, and perform repairs on mechanical, electrical, plumbing, and HVAC equipment; adjust and operate fire alarm and life safety systems. Follow safety techniques for all equipment malfunctions, report injuries or accidents, and practice proper usage of hand and power tools. Adjust and operate the fire alarm and life safety systems.
Required Qualifications
- High school diploma or equivalent
- Two or more years' of property maintenance or related experience
- EPA Type I & II or Universal certification
- Pool & Spa Operator license
- General knowledge of plumbing
- General knowledge of electrical
- General knowledge of general carpentry
- General knowledge of HVAC
- General knowledge of appliances
- Excellent interpersonal and communication skills
- Attention to detail
- Organization
- Strong multitasking abilities
- Ability to work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Ability to use olfactory, auditory, and visual senses
- Ability to lift 25 lbs. or more
- Ability to climb up and down stairs and ladders
- Ability to access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Ability to use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Ability to meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
