Job Summary
Conduct comprehensive title reviews of commitments, search packages, and legal documents to identify and resolve clearance matters. Draft, examine, and issue complex proforma title policies, required endorsements, and final ALTA policies in strict accordance with underwriting guidelines. Calculate, issue, and manage title bills, fees, and recording charges for multi-state commercial transactions. Manage transaction workflows from order intake to post-closing while coordinating with national underwriters, attorneys, and lenders. Review ALTA/NSPS surveys, entity authorizations, municipal lien reports, and UCC searches to flag issues for counsel. Work directly with stakeholders to obtain mark-ups, affidavits, indemnities, and payoff statements to clear title exceptions. This role supports top-tier title, escrow, and legal settlement teams across Indianapolis, Cincinnati, and Louisville.
Required Qualifications
- 3+ years of experience as a Commercial Real Estate Paralegal, Commercial Title Coordinator, or Commercial Title Examiner
- Law Firm, Title Agency, or National Underwriter background
- Strong proficiency in title review
- Strong proficiency in preparing proformas
- Strong proficiency in calculating title bills
- Strong proficiency in issuing final title policies
- Strong proficiency in managing survey reviews
- Strong proficiency in managing escrow/closing processes
- Exceptional project coordination
- Multi-tasking abilities
- Meticulous attention to detail
- Familiarity with industry-standard closing software (e.g., SoftPro, Resware, Qualia, or RamQuest)
- Must be able to lift 50 lbs
