Job Summary
Conduct advanced title examination and curative title work for County property acquisitions, performing complex technical searches from earliest public records to the current date. Independently approve title searches, attorney opinions, and condemnation suits while researching Florida Statutes and Fund Title Notes to clear titles. Review legal descriptions, surveys, and construction plans to prepare instruments of conveyance, then coordinate closings with title companies and attorneys. Track assigned projects through the Real Estate Management Division's computer system and contact property owners to verify information for service of process and suit filing. Works onsite in Orlando, FL for a two-year contract with potential renewal and direct hire conversion.
Required Qualifications
- Bachelor's degree from an accredited institution in Real Estate, Business or Public Administration or a closely related field
- five years of professional experience in title research and examination of real estate for eminent domain acquisitions
- equivalent combination of relevant education, training and experience
- Ability to plot and evaluate the accuracy of legal descriptions
- Ability to research and retrieve information from multiple sources, such as from: Public Records, Fund Title Notes, Property Appraiser, Tax Collector, Clerk of the Court, Vital Statistics, Court files, County Law Library, Federal Bankruptcy Laws
- Experience with word processing and spreadsheet computer applications
