Job Summary
Review post-foreclosure title reports, commitments, and foreclosure deeds to identify defects, liens, judgments, and exceptions impacting good and marketable title. Coordinate resolution of vesting discrepancies, probate matters, tax issues, and municipal violations by working with attorneys, vendors, clients, and internal partners to cure issues before conveyance or claim filing. Manage a pipeline of files using reports and dashboards, perform daily follow-ups on curative items, and maintain accurate, audit-ready documentation for all stages. Respond to emails, system tasks, and inquiries while monitoring timelines to ensure compliance with client, investor, and regulatory requirements.
Required Qualifications
- High School diploma or equivalent
- 1-5 years of experience in default servicing, title clearance, foreclosure, post-foreclosure, REO, conveyance, claims, mortgage servicing, or related real estate/mortgage operations
- Working knowledge of real estate titles, foreclosure deeds, post-sale title review, deed preparation, legal descriptions, liens, judgments, and title curative processes
- Strong customer service focus and ability to communicate effectively with clients, attorneys, vendors, and internal partners
- Ability to work in a fast-paced environment, manage competing priorities, and meet strict deadlines
- Strong attention to detail, follow-up discipline, and documentation accuracy
- Self-motivated: ability to work with minimal supervision
- Capability to work both independently and as part of a team
- Ability to work overtime, as needed
- Problem-solving mindset with ability to identify risks, escalate issues, and multitask
- Proficiency with computers, including Microsoft Office and mortgage servicing or title production systems
- All onboarding employees will be required to complete a pre-employment background check and drug screening
Desired Qualifications
- Familiarity with investor and agency timelines or requirements, including FHA/HUD, VA, USDA, FNMA, FHLMC, or similar guidelines, preferred
