Job Summary
Conduct thorough title research for surface, mineral, and leasehold estates from patent to present by pulling, reviewing, and interpreting deeds, leases, assignments, probate, easements, and tax records. Identify gaps, discrepancies, and defects in the chain, confirm lease status, and flag irregularities such as name variations or missing instruments early for review. Prepare detailed abstracts, run sheets, and ownership reports in chronological order, clearly separating factual entries from interpretive notes while delivering clean, organized, client-ready packets using Halo's templates and formatting standards. Use county courthouse sites, online databases, GIS tools, and best practices including backchains to maintain organized digital files with hyperlinks and source notes. Communicate promptly with project managers and teammates about status and blockers, apply feedback during office hours, and share findings to reduce duplicate work.
Required Qualifications
- Two to five years of oil and gas title, land, or abstracting experience
- Strong understanding of mineral, surface, and leasehold title including HBP and heirship
- Ability to interpret legal instruments such as deeds, leases, conveyances, assignments, and probate
- Experience with courthouse research, online databases, GIS platforms, and public records
- Proficiency with Excel, Google Drive, Word, and basic PDF tools
- Strong organizational skills with the ability to produce clear, defensible, client ready reports
- Excellent written communication with the ability to explain complex chains clearly
- Willing to obtain or currently hold an AAPL membership
