Job Summary
Manage end-to-end tendering, estimation, and value management for high-end architectural residential projects. Set up job folders, review plans for completeness, and chair pre-tender meetings to drive the process from documentation through to signed contract. Produce take-offs and pricing directly, double-check pre-submission checklists, and compile formal proposals in parallel with estimates. Log post-tender changes, create revision folders, and track adjustments to close out jobs. Confirm readiness with the Director before client presentations and flag agreed-in-principle jobs for contract progression. Own the estimating process with minimal direction, utilizing PlanSwift, Excel, and AI tools to ensure accuracy and commercial judgement.
Required Qualifications
- A genuine, strong estimator — someone who can take off and price a residential job accurately from scratch, not just review someone else's numbers
- Extensive experience in estimating, tendering or pre-construction management in residential construction
- High-end, architectural residential experience is essential
- Proficient with PlanSwift and Excel — our core estimating tools
- Proven ability to read plans and specifications closely enough to identify missing information and raise accurate, well-considered RFIs
- Proficient using AI tools, particularly Claude, in day-to-day work — for tender review, RFI drafting, proposal compilation and similar tasks
- Experience compiling formal client proposals — inclusions, exclusions and scope clarifications — alongside the estimate rather than after it
- Comfortable chairing meetings and coordinating across design, estimating and admin functions, fully remote
- Highly self-sufficient: comfortable taking full ownership of a job from documentation through to signed contract with minimal direction
- Excellent written English and strong attention to detail — this work underpins contract documents
- Comfortable working remotely and asynchronously with an Australian-based team
- Genuine commercial understanding of residential construction — how pricing, margin and risk decisions get made, and how numbers need to be framed and structured so they land well when the Director or Sydney Manager present them to a client
Desired Qualifications
- Prior experience running your own business is highly regarded, though not essential — what matters is real commercial judgement, not just estimating accuracy
