Job Summary
Serve as the acting Property Manager at assigned communities, overseeing daily operations including leasing, resident relations, maintenance, and vendor management. Assess property issues, implement corrective action plans, and drive sales and occupancy through marketing initiatives. Maintain accurate financial records, approve invoices, monitor budgets, and ensure compliance with local, state, and federal regulations. Provide leadership, coaching, and training to on-site staff while promptly addressing resident concerns and escalating safety or policy violations. Support property transitions, acquisitions, dispositions, and major renovations as directed by Regional Managers and VP directives. Attend weekly meetings, collaborate on performance goals, and conduct competitive analysis to understand market positioning. Travel 100% of the time with frequent overnight stays based on operational demand.
Required Qualifications
- 3–5+ years of proven property management experience, preferably in multi-family or commercial real estate
- High school diploma or equivalent required
- Must possess a valid driver's license, current auto insurance, and reliable transportation
- Ability to read, write, and communicate clearly in English
- Ability to work long hours and adapt to business demands
- Strong multitasking ability, especially in high-pressure situations
- Ability to stand for extended periods during 8-hour shifts
- Occasionally required to sit, climb, balance, stoop, kneel, crouch, or crawl
- Must frequently lift/move up to 10 pounds and occasionally up to 25 pounds
- Exposure to varying weather conditions, including heat and cold, depending on property location
- Travel would be required 100% of the time, encompassing all working hours rather than just occasional days
- Frequent overnight stays are required based on property assignment and operational needs
