Job Summary
Serve as the acting Property Manager at assigned communities on a temporary basis, assessing operations to identify issues and implement corrective action plans. Oversee daily functions including leasing, resident relations, maintenance, and vendor management while providing leadership and coaching to on-site staff. Maintain accurate financial records, approve invoices, monitor budgets, and ensure compliance with all local, state, and federal regulations. Drive sales and occupancy through marketing initiatives, conduct competitive analysis, and support property transitions such as acquisitions, dispositions, or renovations. Promptly address resident concerns and escalate safety or policy violations immediately. Travel frequently, including overnight stays, to fulfill 100% of the role's operational demands.
Required Qualifications
- 3–5+ years of proven property management experience
- preferably in multi-family or commercial real estate
- High school diploma or equivalent
- valid driver's license
- current auto insurance
- reliable transportation
- Ability to read, write, and communicate clearly in English
- Ability to work long hours
- Strong multitasking ability
- Ability to stand for extended periods during 8-hour shifts
- Occasionally sit, climb, balance, stoop, kneel, crouch, or crawl
- Must frequently lift/move up to 10 pounds
- occasionally lift/move up to 25 pounds
- Exposure to varying weather conditions, including heat and cold
- Travel 100% of the time
- Frequent overnight stays
