Take Off Specialist
$50,000–$50,000 year
On-siteFort Worth, Texas, United States
Job Summary
Produce accurate bid packages across hardwood, tile, LVT/LVP, carpet, laminate, and engineered wood by performing detailed material takeoffs from architectural plans and blueprints. Calculate quantities with product-specific waste factors and quantify all associated materials, including setting materials, grout, adhesives, and subfloor preparation requirements. Price labor by product type and installation complexity, incorporating current material costs from the vendor database to assemble complete, clean bid packages ready for sales or client submission. Manage a pipeline of active bids, meet submission deadlines, and conduct post-award reviews to compare actual vs. estimated costs. Work closely with sales, purchasing, and the design center, and respond to builder clarification requests to protect relationships.
Required Qualifications
- 3–6+ years of estimating experience in flooring, tile, or a closely related interior finish trade
- Demonstrated product knowledge across categories: hardwood, tile (standard, large-format, custom pattern), LVT/LVP, carpet, laminate, and engineered wood — including installation methods and material specs
- Proficiency in digital takeoff software (PlanSwift, Bluebeam, or equivalent)
- Strong Microsoft Excel skills — you build and manage your own pricing templates, not just fill them in
- Ability to read and interpret architectural drawings, construction documents, and finish schedules accurately
- Proven track record of managing a high-volume bid pipeline and meeting deadlines consistently
- Valid Texas driver's license — occasional site visits are required for field verification
Desired Qualifications
- Experience with RFMS — candidates with RFMS fluency ramp significantly faster in our environment
- Builder-channel estimating experience — understanding production builder timelines, allowance structures, and bid formats
- Tile estimating depth: waste calculation methodology for large-format, herringbone, diagonal, and custom pattern installations; grout and setting material pricing; membrane and waterproofing systems
- Commercial flooring estimating experience (medical offices, multifamily, restaurant, retail)
- Bilingual English/Spanish — an advantage given our subcontractor relationships and field communication
- Associate's or bachelor's degree in construction management, business, or a related field (experience outweighs education for this role)
