Job Summary
Oversee all aspects of cleaning, maintenance, and floor care for assigned areas, ensuring work meets contract specifications and Chimes DC Quality Control Program guidelines. Train employees, act as a mentor to new custodians, and evaluate staff performance while maintaining daily time and attendance records. Inspect scheduled work, log discrepancies, sign inspection reports, and manage supply inventories with Project Manager approval. Promptly respond to calls from project managers and report building repairs or safety issues. Maintain compliance with safety policies, dress codes, and OSHA training requirements while working independently to manage multiple tasks and solve problems.
Required Qualifications
- Valid driver's license from state of residence and ability to drive, if applicable for site
- License must have been valid for at least 3 years
- Acceptable driving record as determined by Agency's insurance carrier and by Chimes DC policies and procedures
- If driving 15 passenger van, must be at least 25 years old
- Two (2) years of supervisory experience within the past four (4) years in directing cleaning type operations for buildings of the approximate size of the building(s) to be cleaned under this contract
- Demonstrated ability and knowledge of building service management relevant equipment, chemicals, and their applications
- Ability to stand or walk for long periods of time
- Ability to go up and down stairs
- Ability to reach above the head, bend, kneel, and, stoop
- Ability to lift, carry, and push up to 50 lbs. as needed
- Ability to work in dusty spaces or adverse weather conditions
- Ability to see details on the floor, above the head, or on surfaces

- Ability to inspect scheduled work and keep daily log of cleaning discrepancies
- Ability to sign inspection reports and other correspondence on behalf of Chimes DC
- Ability to ensure completion of special cleaning requests as assigned by Manager
- Ability to ensure assigned custodial workers and lead workers follow work schedules
- Ability to maintain daily time and attendance records for assigned staff
- Ability to verify acceptability of leave requests and return to work documentation
- Ability to implement safety policies and procedures
- Ability to assist in keeping SDS book current and chemical list updated
- Ability to report malfunctioning fixtures and necessary building repairs
- Ability to complete employee appraisals and evaluations according to established guidelines
- Ability to evaluate, discipline, supervise, and provide feedback to assigned staff
- Ability to inventory and order supplies with approval of Project Manager
- Ability to ensure proper care and maintenance of equipment
- Ability to perform cleaning and maintenance tasks as assigned
- Ability to attend meetings and training programs and relate information to employees
- Ability to attend work regularly and remain on site for scheduled shift
- Ability to assist with completion of new hire paperwork
- Ability to act as Manager in absence of Manager
- Ability to work with outside agency staff and job coaches to aid Chimes employees
- Ability to ensure customer satisfaction/communication according to the statement of work
- Ability to work a Monday-Friday 7:00am-4:00pm shift (1 hour lunch break)
- Ability to work a Set Pay Rate of $25.22 USD per hour
Desired Qualifications
- High School diploma or equivalent preferred
- Valid CPR/FR certification preferred
- Knowledge of regulatory standards
