Job Summary
Superintendent responsible for the maintenance of the building’s mechanical, electrical, HVAC, plumbing, carpentry, and general systems; ensure apartments are ready for occupancy through make-ready repairs and routine maintenance; respond to emergencies 24/7; coordinate with residents, contractors, security, and property management; maintain records of preventive maintenance, work orders, inventories, and contracts; monitor safety and building codes; manage stock and maintain budget for maintenance materials; require a high school diploma, at least five years of janitorial/building maintenance experience, and FDNY S12/S13 certificates; candidate must have a valid driver’s license and be able to lift up to 50 lbs and perform physical tasks as needed.
Required Qualifications
- High school diploma or equivalent
- Minimum of five (5) years of janitorial/cleaning experience and building maintenance
- Driver’s License with clean driving record
- FDNY Certificate of Fitness S12 & S13
- Ability to lift/move up to 50 lbs
- Written and verbal communication skills
- Ability to prioritize and plan work activities
- Ability to interpret procedures and company documents
- Ability to work independently within a team
