Job Summary
Resident Superintendent responsible for overseeing all aspects of building maintenance and operations in NYC. Responsibilities include ensuring facilities meet NYC regulations and OSHA safety standards, coordinating tenant move-ins/outs, handling tenant complaints, maintaining mechanical systems (HVAC, PTAC, electrical, plumbing), managing water lines and preventive maintenance schedules, supervising on-site staff and vendors, preparing budgets and requisitions, and managing service contracts for security, cleaning, and technology. Requires FDNY Certificates of Fitness (S12, S13), strong communication and time-management skills, and proven supervisory experience in residential property maintenance.
Required Qualifications
- Must obtain and maintain in good standing the FDNY Certificates of Fitness: S12 City Wide Sprinkler and S13 City Wide Standpipe
- 3-5 years of supervisory experience in residential property maintenance preferred
