Oversee execution of work orders, monitor completed submissions, and conduct weekly building inspections to ensure compliance with agency protocols. Institute and monitor a preventive maintenance program while coordinating seasonal projects including yard cleaning, boiler servicing, snow removal, and exterior painting. Manage daily staff deployment, provide guidance on materials and supplies, and assist with hiring and disciplining maintenance personnel. Respond to and resolve tenant complaints, investigate emergency calls, and enforce building rules and regulations. Coordinate with the Property Manager for PO processing, invoice screening, and material inventory management. Maintain logs for all contractors, perform final work inspections, and sign off on completed orders.
