Job Summary
Oversee daily building operations, supervise maintenance staff, and coordinate vendors to ensure safe, efficient building systems for older adults. Manage HVAC, plumbing, and electrical equipment while completing maintenance logs, conducting weekly inspections, and tracking work orders. Respond to on-site emergencies and handle apartment turnovers, ensuring all repairs meet quality standards and regulatory compliance. Collaborate with residents, Property Management, and city agencies to maintain a welcoming environment. Full-time live-in role with Monday–Friday 8:00 AM–4:00 PM schedule and 35 hours weekly.
Required Qualifications
- High School Diploma or G.E.D. equivalent
- Five (5) or more years of Superintendent experience
- Experience supervising maintenance staff and overseeing building operations
- S-12: Citywide Standpipe Systems Certification
- S-13: Citywide Sprinkler Systems Certification
- S-95: Supervision of Fire Alarm Systems Certification
- Working knowledge of OSHA safety requirements
- Strong knowledge of building systems, including HVAC, boilers, appliances, electrical, plumbing, carpentry, and general construction
- Ability to troubleshoot building systems and coordinate repairs
- Proficiency with computers and web-based systems, including building management and maintenance software
- Strong organizational skills with the ability to prioritize assignments, manage multiple projects, and meet deadlines
- Ability to work independently and make sound decisions
- Strong leadership and staff supervision skills
- Excellent communication and interpersonal skills
- Ability to work effectively with residents, staff, vendors, contractors, and agency representatives
- Sensitivity to and understanding of the needs of older adults
- Must be able to live on-site and respond to building emergencies
- Ability to lift and carry up to 50 pounds without assistance
- Ability to stand, walk, climb stairs, and perform physical maintenance-related tasks
- Must be available for weekend shifts
- Must be able to lift 50 lbs
Desired Qualifications
- Experience coordinating vendors, contractors, inspections, and repair projects
- Boiler certification
- Strongly preferred experience maintaining: VRF air source heat pump heating and cooling systems
- Strongly preferred experience maintaining: Air source heat pump domestic hot water systems
- Strongly preferred experience maintaining: Energy recovery ventilation systems
- Strongly preferred experience maintaining: Emergency backup generators
- Strongly preferred experience maintaining: Building Management Systems
