Job Summary
Oversee full-cycle property rehab and turnover, including Pre Move-Out Visits, Resident Orientations, and Move Out Inspections to document conditions and generate chargebacks. Direct contractors through change orders, progress notes, and before/after photo documentation while ensuring work meets company standards and safety protocols. Coordinate with the Leasing Team regarding completion delays and manage vendor negotiations for repairs. Conduct occupancy checks and attend eviction lockouts with law enforcement as needed. Requires OSHA 10 certification, two years of project management experience, and ability to lift 50+ pounds. Salary range $57,862.50 - $100,295.00 plus annual bonus.
Required Qualifications
- High school diploma or equivalent
- OSHA 10 certification
- Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work
- General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring as well as local building codes
- Negotiating with and managing contractors to complete work
- Professional verbal and written communication skills
- Comfortability with using a tablet and general business applications (e.g. Outlook, Salesforce, etc.)
- Excellent customer service and interpersonal skills
- Current driver's license and automobile insurance
- Ability to be at work on a regular and consistent basis including on weekends and non-traditional holidays if needed
- Extensive travel within assigned portfolio required
- Physical requirements include: Frequent climbing, reaching, use of fingers, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing
- Ability to lift and/or move an excess of 50 pounds or more and operate standard maintenance equipment as assigned
- Ability to provide basic hand and power tools
