SUPERINTENDENT

Oversee daily operation, maintenance, and repairs of building systems (plumbing, electrical, HVAC, and life safety). Inspect facilities and equipment for hazards or malfunctions; schedule and manage preventative maintenance across mechanical, electrical, HVAC, and plumbing systems; assist with installation, modification, and commissioning of building equipment; respond quickly to emergencies; perform and/or supervise electrical and plumbing repairs and troubleshoot issues. Coordinate apartment turnovers (painting, patching, flooring, cabinets, appliances) and oversee mechanical projects. Prioritize service calls, evaluate needs, and follow up on completion; coordinate with outside contractors and technicians when work cannot be performed in-house; manage parts inventory and scheduling, and assist in planning annual and capital budgets with leadership. Ensure safety of tenants, maintain procedures, and uphold professionalism; supervise a staff of 5 and foster teamwork with other staff and management.
