Job Summary
Conduct full-cycle oversight of property rehab and turnover efforts, including Pre Move-Out Visits, Resident Orientations, and Move Out Inspections to document conditions and generate chargeable scopes of work. Manage the entire turn process by communicating with contractors, submitting change orders, and ensuring projects meet schedule and quality standards. Coordinate with the Leasing Team regarding completion delays and observe job site safety during project management visits. Negotiate repair terms with vendors and General Contractors while performing occupancy checks and attending eviction lockouts as needed. Requires high school diploma, OSHA 10 certification, and minimum two years of project management experience. Salary range $57,862.50 - $100,295.00 plus annual discretionary bonus.
Required Qualifications
- High school diploma or equivalent
- OSHA 10 certification
- Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work
- General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring as well as local building codes
- Negotiating with and managing contractors to complete work
- Professional verbal and written communication skills
- Comfortability with using a tablet and general business applications (e.g. Outlook, Salesforce, etc.)
- Excellent customer service and interpersonal skills
- Current driver's license and automobile insurance
- Ability to be at work on a regular and consistent basis including on weekends and non-traditional holidays if needed
- Extensive travel within assigned portfolio
- Ability to lift and/or move an excess of 50 pounds or more and operate standard maintenance equipment as assigned
