Job Summary
Sr. Project Manager, Commercial Construction - CAPEX in Toronto, ON, Canada. Responsibilities include liaising with internal/external stakeholders (Asset Management, Property Management, Leasing, Procurement, Contractors, Consultants, Designers, Architects, Municipalities, Tenants) on various projects; managing annual CAPEX processes; annual budget cycle; roof/asphalt maintenance programs; quarterly financial reporting; managing direct reports; preparing reports (PSR, accruals, reforecasts); risk analysis and mitigation; staying updated on new construction practices; preparing construction budgets and schedules; supporting proformas; managing tendering processes and ensuring adherence to policies; overseeing multiple projects including site visits, contract administration, change orders, and invoice review; coordinating with Property Management during projects; reviewing leases to align with RioCan obligations; ensuring compliance with Landlord/municipal requirements for construction; supporting zoning amendments/site plan approvals/variances; maintaining knowledge of municipal processes for planning approvals; liaising with Tenants and Partners on Planning processes; participating in internal/external initiatives supporting corporate goals; performing other duties as required.
Required Qualifications
- 5-10 years of experience in Construction Management
- Experience in blueprint reading, building codes, municipal requirements, and fire code regulations
- Thorough knowledge of construction practices, estimating/budgeting, scheduling and safety requirements
- Experience with budget forecasting, creating spreadsheets, project planning, interpreting legal documents, accounting, interpreting specs and standards
- Proficiency with AutoCad, Bluebeam, PowerBI, PowerApps; knowledge of MS Word, Excel, Project, Acrobat, Outlook
- Experience with Lease Agreements; understanding of Tenant improvements and related processes
- Experience with Yardi ERP system is an asset
- Excellent communication skills; ability to report accurately and on time
- Strong negotiation and people-management skills
- Ability to manage multiple projects, site visits, change orders, and ensure projects stay on time and on budget
