Job Summary
Senior Maintenance Manager responsible for the maintenance and preventive maintenance of one or more AvalonBay communities, overseeing HVAC, electrical, plumbing, carpentry, major appliances, and emergency systems to meet AVB standards and regulatory requirements. Manage maintenance operations, conduct property visits, and supervise on-site teams across multiple communities (e.g., Seal Beach, Avalon Cerritos, eaves Cerritos). Requires 3-5 years of apartment maintenance (with strong knowledge of building systems), at least 2 years of people management experience, EPA Type I/II and CPO certifications where applicable, and ability to work after hours. Emphasizes leadership, safety, customer service standards, timeliness, and documentation of time and work performed. Required Qualifications
- 3-5 years of apartment maintenance or related field
- strong knowledge of HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas)
- 2+ years of people management experience preferred
- EPA Type I, II Certification, where applicable
- Certified Pool Operator (CPO) certification, where applicable
- valid driver’s license and automobile insurance
- ability to be available after hours
- strong communication with associates, residents and vendors
- ability to regularly report on time and time worked
