Job Summary

Drive field-level capital reinvestment programs across 16 markets by collaborating with operations teams to execute approved projects on schedule and within budget. Track and report capital deployment performance at individual asset and market levels while reviewing and approving project proposals in compliance with established workflows. Develop market-level business plans, including renovation ROI analysis, hold/sell recommendations, and reinvestment strategies using Tableau, Power BI, and predictive analytics tools. Analyze data from the Enterprise Data Warehouse, Yardi, and Salesforce to identify portfolio performance outliers, forecast NOI and rent growth, and support disposition or reinvestment timing decisions. Review properties for disposition using hold/sell analysis frameworks including IRR and cap rate benchmarking, presenting recommendations to investment leadership for portfolio rebalancing. Prepare and review key financial metrics such as NOI per asset, occupancy rates, and return on capital to provide guidance to investment management. Requires a Bachelor's degree in finance, real estate, or business with 1-3 years of experience in financial/data analysis or institutional real estate. Salary range $66,525.00 - $115,310.00 plus discretionary bonus.

Required Qualifications

  • Bachelor's degree in finance, real estate, business, AI, economics, or a related field
  • 1-3 years of experience in financial/data analysis, investment analysis, institutional real estate, or SFR/BTR residential acquisitions or asset management
  • Prior experience in single-family rental, build-to-rent, or institutional residential real estate
  • Familiarity with SFR market dynamics, per-home economics, and asset lifecycle management
  • Financial modeling, business analytics, and/or other real estate experience
  • Working proficiency in Python, R, or SQL
  • Working proficiency in Python or SQL for data querying, manipulation, and analysis
  • Ability to build or maintain analytical models in a scripting environment
  • Experience with BI and visualization platforms (Tableau, Power BI, or equivalent)
  • Ability to build and maintain executive-ready dashboards
  • Comfort interpreting automated valuation models, predictive maintenance schedules, or rent growth forecasts
  • Familiarity with real estate and SFR-specific data platforms (Yardi, Salesforce, CoStar, JBREC, or similar)
  • Familiarity with cloud data environments (Snowflake, Databricks, or equivalent)
  • Understanding of SFR and institutional residential real estate fundamentals: cap rates, NOI, IRR, hold/sell analysis, disposition strategy, and asset lifecycle management
  • Comfort with basic finance and accounting theory with the ability to read and comprehend financial statements
  • Ability to translate complex data and financial analyses into clear, actionable recommendations for leadership
  • Self-starter with a strong sense of ownership and accountability
  • Comfortable operating autonomously in a fast-paced, dynamic environment
  • Well-developed written and verbal communication skills
  • Excellent interpersonal and organizational skills
  • Ability to multi-task, maintain flexibility, set and meet goals, and consistently meet deadlines
