Job Summary
Manage electromechanical and utilities services at the Lodha Eternis CHSL site in Mumbai, ensuring all technical assets remain operational during 48-hour weekly shifts. Lead the engineering team by preparing preventive maintenance plans, conducting regular risk and defect inspections, and reviewing subordinate staff work. Coordinate with clients and occupants on technical issues, oversee vendor quotations and invoices, and maintain accurate asset documentation and logbooks. Formulate budgeting controls, monitor SLAs and KPIs, and lead evacuation drills while ensuring safe working practices. Assist in conducting root cause analyses for system failures and create corrective response action plans.
Required Qualifications
- Experience managing electromechanical / utilities services at a site
- Experience preparing and implementing planned preventive maintenance (PPM)
- Experience conducting site inspections to check for risk / defects areas
- Experience reviewing work of subordinate staff and providing guidance
- Experience ensuring documentation, checking and follow up of assets under defect liability period and AMC/CAMC
- Experience in hiring, training and development of shift engineers and maintenance staff
- Experience formulating suitable budgeting controls
- Experience monitoring SLA's & KPI's
- Experience maintaining service level agreements and keeping performance indicator scores above excellence
- Experience ensuring timely renewal of agreements, submission of invoices and follow-ups for payments
- Experience overseeing vendor quotations and invoices
- Experience ensuring proper signoffs for attendance and cost sheet submission
- Experience ensuring timely submission of client approved cost sheet
- Experience scheduling monthly vendor meetings to discuss daily matters and ensure corrective actions
- Experience planning and implementing energy conservation
- Experience maintaining history cards for all equipment's
- Experience attending major complaints and escalating to senior staff
- Experience ensuring work permits are in place and safe working practices /procedures are followed
- Experience conducting risk assessment of building operations
- Experience conducting root cause analysis in case of system failure and breakdowns
- Experience creating corrective, preventive and emergency response action plans
- Experience taking part in evacuation Drills and being a part of ERT/QRT team
- Experience maintaining engineering and other reports like DMR and MMR
- Experience working closely with regional RO / HO / SME/ Training teams
- Experience ensuring closures of all required reports
- Experience filling check-sheets and logbooks as per schedule
- Experience ensuring all technical services are maintained operational during shift duty
- Experience taking charge of entire technical assets in a building
- Experience managing engineering team
