Job Summary
Manage and maintain electromechanical and utilities services at the site, preparing and implementing planned preventive maintenance (PPM) while conducting regular inspections to identify risks and defects. Review subordinate staff work, guide them on procedures, and ensure proper documentation for assets under defect liability periods and AMC/CAMC trackers. Formulate budgeting controls, monitor SLAs and KPIs, oversee vendor quotations and invoices, and schedule monthly vendor meetings to coordinate corrective actions. Plan energy conservation initiatives, maintain equipment history cards, and attend major complaints or escalate technical issues as needed. Ensure work permits are in place, safe working practices are followed, and create corrective, preventive, and emergency response plans. Assist in risk assessments, root cause analysis, and maintaining engineering reports like DMR and MMR.
Required Qualifications
- Experience in commercial real estate, skilled trades, or technology
- Manage and maintain electromechanical / utilities services at the site
- Prepare and implement planned preventive maintenance (PPM)
- Conduct inspections at site regularly to check for risk / defects areas
- Review work of subordinate staff and provide guidance when needed
- Ensuring the documentation, checking and follow up of the assets under defect liability period and AMC/CAMC
- Formulating suitable budgeting controls
- Monitoring SLA's & KPI's for JLL and outsourced agencies
- Maintaining service level agreements
- Ensuring timely renewal of the agreement
- Submission of invoices and follow-ups for the payments
- Overseeing all vendor quotations and invoices
- Ensure proper signoffs for attendance and all the required details for cost sheet submission
- Schedule monthly vendor meeting to discuss on daily matters & ensure corrective actions are taken
- Planning and implementing for energy conservation
- Maintain history cards for all equipment's
- Attend major complaints & escalate to senior & co-ordinate with technical staff if necessary
- Ensure work permits are in place
- Safe working practices /procedures are followed
- Conducting risk assessment of the building operations
- Work towards mitigation of highlighted inherent risks
- Conducting root cause analysis in case of system failure and breakdowns
- Create corrective, preventive and emergency response action plans
- Maintain engineering and other reports like DMR and MMR
- Facilitate the services under the Slogan "No Safety No Work"
