Job Summary
Organize and perform general duties, preventative maintenance, and repairs for HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, spas, and trash management systems. Respond to resident requests and problems with successful repairs while delivering excellent customer service. Thoroughly inspect vacated apartments, document renovations, and re-inspect completed units. Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects. Assist in budget preparation, monitor tool inventory, and promote safe work practices among the team. Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
Required Qualifications
- High School diploma or equivalent (GED)
- 3-5 years maintenance technician experience
- Multi-family housing experience
- Capacity to read, write, and speak English
- Ability to read and receive work instructions
- Comprehension of required trainings
- Understanding of labels on containers
- Ability to verbally communicate with associates, residents and vendors
- Ability to complete required paperwork
- Ability to accurately take measurements
- Ability to perform basic arithmetic
- General computer skills in Microsoft Office
- Property management based software skills
- Capacity to safely use chemicals, paint, and general cleaning supplies
- Capacity to frequently operate motorized vehicles such as car, truck, van or golf cart
- Capacity to frequently operate maintenance equipment such as hand tools, power tools, user-moved aids, snow and ice removal equipment, ladders, landscaping equipment and safety devices
