Job Summary
Maintain the physical condition and appearance of the community by organizing preventative maintenance, performing repairs across HVAC, electrical, plumbing, carpentry, and landscaping, and responding to resident requests with timely service. Identify problems, inspect community grounds and vacated apartments, document renovations, and re-inspect completed units to ensure superior presentation. Proactively evaluate potential challenges, develop counter plans, and oversee Maintenance Technicians I and II by scheduling assignments and training. Monitor maintenance budgets, manage tool inventory, promote safe work practices, and ensure compliance with all federal, state, and local laws including Fair Housing regulations. Operate motorized vehicles, hand tools, and safety devices while adhering to operating standards.
Required Qualifications
- High School diploma or equivalent (GED)
- 3-5 years maintenance technician experience
- Multi-family housing experience
- Capacity to read, write, and speak English
- Ability to read and receive work instructions
- Comprehension of required trainings
- Understanding of labels on containers
- Ability to verbally communicate with associates, residents and vendors
- Ability to complete required paperwork
- Ability to accurately take measurements
- Ability to perform basic arithmetic
- General computer skills in Microsoft Office
- Property management based software skills
- Capacity to safely use chemicals, paint, and general cleaning supplies
- Capacity to frequently operate motorized vehicles such as car, truck, van or golf cart
- Ability to frequently operate maintenance equipment such as hand tools, power tools, user-moved aids, snow and ice removal equipment, ladders, landscaping equipment and safety devices
