Job Summary
Diagnose and perform routine maintenance on appliances, building exteriors, doors, locks, electrical systems, flooring, landscaping, HVAC, plumbing, pools, and safety equipment. Prepare and update reports, work orders, and trackers while inspecting and preparing vacated apartments for new residents. Conduct fire and life/safety inspections, maintain accurate records of preventative maintenance through the mobile facilities application, and respond to resident inquiries with professionalism. Ensure the community is free of unsafe conditions, keep grounds clean, and manage spare parts inventory. Work 9:00 am to 6:00 pm with mandatory on-call rotation for evenings, weekends, and holidays. Participate in shared on-call duties and maintain familiarity with utility cut-offs and property layout maps.
Required Qualifications
- 2+ years of related experience in residential property maintenance (painting, appliance repair, plumbing, HVAC, etc.)
- Valid driver's license for operating community vehicles and/or golf carts
- Able to participate in the shared, mandatory on call rotation
- Ability to traverse property grounds, climb ladders, and work in confined spaces up to 25% of the time (bending/stooping/crawling)
- Lifting: Move up to 25 lbs independently, 50 lbs with assistance, and 75–150 lbs with material handling equipment
- Ability to work indoors/outdoors in all weather conditions; occasional exposure to fumes/solvents
- Perform repetitive motions (reaching/scrubbing) and operate tools with full finger dexterity
Desired Qualifications
- Multi-Family housing experience is preferred
- HVAC Certification is preferred
