Job Summary
Diagnose and repair resident work orders, routine upkeep, and make-ready processes for vacant units, including pre-move-out inspections and punch lists. Manage outside vendors, follow up on warranties, and develop standards for the cleanliness and appearance of grounds, amenities, and building exteriors. Supervise up to five employees, inspect contractor work for quality compliance, and complete monthly preventative maintenance procedures. Maintain inventory of spare parts, assist in budget development, and ensure safety standards through regular meetings and OSHA compliance. Treat residents with respect while responding sensitively to complaints and assigned work orders with urgency.
Required Qualifications
- Vast maintenance management experience in multifamily housing
- Knowledge of Hot Water Heater repair and maintenance
- Carpentry
- Knowledge of hot water repair and maintenance
- Basic carpentry knowledge
- Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment
- Proficiency in MS Office Suite
- Proficiency in property management software (Yardi/One Site)
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills
- Ability to read, write, and communicate effectively
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
- EPA certifications Type I and II or Universal
- All certifications as required by State and Local jurisdictions
- Valid driver's license
- Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work inside and outside in all weather conditions
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Ability to work a flexible work schedule, which includes taking 'call' during evenings, weekends, and holidays

- Preparing vacant apartment homes for leasing and new move-ins
- Completing the pre-move-out inspection
- Creating a 'punch' list of maintenance work needed
- Scheduling vendors and contractors as needed
- Obtaining needed supplies and materials
- Completing all maintenance tasks
- Inspecting completed work
- Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas
- Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed
- Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
- Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual
- Assists Community Manager in developing the budget for regular repair and maintenance and capital projects
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible
- Not being wasteful with materials and supplies
- Practicing the correct use for tools and equipment
- Conducts regularly scheduled Greystar safety meetings
- Ensure all MSDS sheets are current and readily accessible
- Keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance

Desired Qualifications
- Knowledge of different types of roofing materials shingle to BUR Membrane and EPDM
- High level of professionalism in both manner and dress

- Incumbents must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
- Incumbents must have all certifications as required by State and Local jurisdictions
- Incumbents must have a valid driver's license to operate a golf cart on the property, if applicable

- The hourly range for this position is $33.00 - $41.50
- Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location
