Job Summary
Diagnose and repair defects in community buildings, grounds, and amenities while completing resident service requests and routine upkeep. Oversee the make-ready process for vacant units by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and verifying completed work against quality standards. Develop cleanliness and appearance standards for market-ready interiors and exterior areas, then periodically inspect team and contractor work to ensure compliance with policies and safety regulations. Maintain spare parts inventory, complete monthly preventative maintenance, and assist in budgeting for repairs and capital projects while adhering to cost-control measures. Conduct safety meetings, verify MSDS accessibility, and respond to resident complaints with urgency and respect.
Required Qualifications
- 5+ years of property maintenance experience
- Yardi experience
- High school diploma, GED, or related experience and training
- Experience in property management maintenance, other building maintenance, or related trade
- Knowledge and skill in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices
- Ability to apply principles of logical thinking to define and correct problems
- Proficiency in customer service and interpersonal communication skills
- Ability to read, write, and communicate effectively
- Proficiency in internet, word processing, spreadsheet, and database management programs
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions
- EPA certifications Type I and II or Universal
- All certifications as required by State and Local jurisdictions
- Valid driver's license
- Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work inside and outside in all weather conditions
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance
- Ability to work a flexible work schedule, which includes taking 'call' during evenings, weekends, and holidays
- On call required
