Job Summary
Lead and supervise a maintenance team to oversee daily tasks, building inspections, service requests, and emergency repairs. Maintain effective maintenance programs, manage vendor contracts through cost-benefit analyses, and create the annual maintenance budget. Keep an inventory of equipment and tools while preparing maintenance reports, inventory updates, and team evaluations. Serve as a role model by following all policies, ensuring a safe and sanitary environment, and training staff on safety protocols and fair housing regulations. Communicate effectively with residents, staff, and leadership to ensure the community is well-maintained. Requires 3+ years in multifamily property management, knowledge of maintenance practices and software like Yardi, and ability to work on-call including weekends and holidays.
Required Qualifications
- 3+ years of experience in multifamily property management or 5+ years in property management
- In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations
- Leadership experience, with a track record of managing teams and fostering strong working relationships
- Experience with property management software
- Experience with purchase order systems
- Experience with Microsoft Office
- Experience with collaboration tools like Teams and Zoom
- Ability to work on-call and extended hours (including weekends and holidays)
- A hands-on approach and a commitment to maintaining high standards of work and safety
- Comfortable with tasks that involve bending, kneeling, and working in confined spaces
- Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily
- Flexibility to work indoors and outdoors, in all weather conditions
- A valid Driver's License
- Ability to work on-call and extended hours (including weekends and holidays)
