Service Manager

Organize, prioritize, and guarantee service requests and repairs are made correctly and in a timely manner while inspecting grounds, buildings, and community features daily to minimize liability concerns. Oversee turnkey operations to ensure vacant units are rent-ready, execute service requests using computer software systems, and maintain a preventative maintenance program to reduce emergency repairs. Keep basic knowledge of local codes for permitting and pool regulations, enforce company policies, and communicate effectively with residents, vendors, and supervisors. Assist the community director with maintenance-related resident problems, document counseling sessions, recruit and train staff, obtain competitive bids for expenses, and manage inventory levels. Work a flexible schedule including weekends with rotating on-call responsibility for after-hours emergencies.
