Job Summary
Lead and develop the service team while planning, scheduling, and assigning daily maintenance tasks to ensure work is completed accurately and on time. Oversee all aspects of property maintenance, including service requests, preventative maintenance, and apartment make-ready processes, while coordinating third-party vendors and managing inventory through property management systems. Perform regular inspections to ensure safety, cleanliness, and operational efficiency, responding to after-hours emergencies as part of a rotating on-call schedule. Maintain budgetary guidelines by making strategic decisions regarding repairs, staffing, and vendor usage, ensuring compliance with all safety regulations and local requirements.
Required Qualifications
- Minimum of 3 years of maintenance experience (multifamily required)
- Minimum of 2 years of experience managing at least two direct reports
- HVAC, EPA, and CPO certifications
- Strong knowledge of building systems including HVAC, plumbing, electrical, and appliances
- Valid driver's license
- Availability for rotating weekends and on-call emergency maintenance
- Ability to regularly lift and carry up to 50 pounds
- Ability to stand, walk, bend, stoop, kneel, and crawl for extended periods throughout the workday
- Ability to work in confined or awkward spaces, including crawlspaces, under equipment, or in kneeling or crouched positions
- Ability to safely climb ladders and stairs, including accessing rooftops and elevated areas for maintenance tasks
- Frequent use of hands and fingers to operate tools, equipment, and controls with precision
- Sufficient visual acuity to read technical documents and identify issues in low-light conditions
- Ability to hear and interpret equipment sounds for diagnostic purposes
- Ability to provide 24-hour emergency maintenance support on a rotating, on-call schedule
- Ability to operate a motor vehicle and travel between properties or locations as needed

- Experience with property management software (e.g., Onesite, Yardi, or similar) preferred
