Job Summary

Coordinate the maintenance team to address property repairs, respond to resident service requests, and oversee the make-ready process for vacant units. Lead and mentor staff while conducting monthly preventative maintenance tasks and managing inventory within budgetary constraints. Perform routine property maintenance, inspect vendor work for quality compliance, and manage safety initiatives including OSHA requirements. Maintain cleanliness standards across community grounds and buildings while ensuring move-in-ready apartments meet leasing demand. Work on-call hours for emergencies in various weather conditions, requiring physical ability to climb ladders and lift up to fifty pounds.

Required Qualifications

  • 3-5 years in apartment maintenance, with a proven track record of supervisory responsibilities
  • EPA Certification Type I and II
  • Skilled in mentoring and developing team members while ensuring compliance with local regulations through regular inspections
  • Knowledgeable in plumbing, electrical, HVAC, and other building systems, with a hands-on approach to problem-solving
  • Proficient in purchasing supplies, scheduling vendor services, and adhering to budget guidelines using established procedures
  • Flexible and open-minded, ready to adjust to the community's changing needs
  • A valid Driver's License
  • Ability to stand, walk, kneel, crouch, climb ladders, and reach overhead for extended periods
  • Ability to lift, carry, and move up to fifty pounds regularly and occasionally lift or move heavier items with assistance
  • Manual dexterity to operate hand tools, power tools, and maintenance equipment safely and effectively
  • Visual and auditory ability to diagnose maintenance issues and ensure safety compliance
  • Ability to work on-call hours, including evenings, weekends, and holidays, as needed for emergency maintenance situations
  • Strong communication and customer service skills
  • Ability to handle high-pressure situations, respond to emergencies, and prioritize tasks in a fast-paced environment

Desired Qualifications
