Job Summary
Oversee daily maintenance operations for a student-living community, performing and supervising HVAC, plumbing, electrical, and general carpentry repairs. Coordinate make-ready repairs for vacant units, manage amenity areas, and ensure grounds remain clean while addressing safety hazards promptly. Respond to resident service requests within 24 hours and cover after-hours emergencies, arriving within one hour when needed. Complete monthly lighting inspections, maintain safety logs, and ensure compliance with OSHA, EPA, and Fair Housing regulations. Supervise the Service Technician, manage maintenance inventory, and support budgeting for tools and supplies. Requires EPA 608 and CPO certifications, 3-5 years of apartment maintenance experience, and ability to work weekends, evenings, and holidays.
Required Qualifications
- High School Diploma
- 3-5 years of apartment maintenance experience
- Minimum 1 year in a maintenance leadership or Service Manager role
- EPA 608 (Type I & II or Universal)
- CPO
- Valid driver's license, auto insurance, and reliable transportation
- Strong knowledge of HVAC, plumbing, electrical, and carpentry
- Ability to use power tools, meters, gauges, recovery equipment, and hand tools
- Basic computer literacy (maintenance systems, email, work order software)
- Ability to work weekends, evenings, and holidays when needed
