Service Manager

Oversee physical maintenance and condition of the community, including buildings, grounds, and equipment, ensuring successful completion of maintenance requests, preventive maintenance programs, capital projects, and unit turnovers. Lead the maintenance team, supervise and develop staff, conduct daily briefings, assign work orders, and perform quality control inspections to maintain productivity above 90% completion rate. Manage emergency work orders completed within two hours and non-emergency orders within 48 hours, while ensuring all contractors meet insurance and performance requirements. Enforce safety policies, conduct monthly safety meetings, and maintain zero preventable incidents. Monitor maintenance expenses, approve purchase orders, and manage inventory within approved budgets. Communicate professionally with residents to resolve issues promptly and maintain satisfaction scores of 80% or higher.
