Job Summary
Service Manager/Maintenance Superintendent responsible for the physical upkeep of the community under the Property Manager. Oversees maintenance staff, trains and evaluates personnel, schedules routine maintenance, and ensures 24-hour readiness for emergencies. Leads safety initiatives, conducts monthly safety meetings, inspects buildings and grounds, maintains shop/work areas per OSHA standards, and manages preventative maintenance, including O&M programs for asbestos, lead-based paint, and mold. Coordinates contracts and external vendors, secures bids, and ensures adherence to budgets and purchasing directives. Maintains operating manuals, warranty records, and inventory, and stays current with field developments. Requires a high school diploma or GED (or equivalent experience); HVAC, CFC, plumbing, carpentry, and electrical skills; knowledge of OSHA/SDS standards; and a valid driver’s license.
