Service Maintenance Technician III

Job Summary
Service Technician III is responsible for diagnosing and repairing appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC. The role responds to service requests and on-call emergencies, completes or monitors preventive maintenance with vendors, and prepares apartments for new resident move-ins. Maintains grounds and common spaces, prepares for REAC/HQS inspections, and maintains the maintenance shop and inventory with a safety mindset. Requires availability for weekend work, on-call rotation, and emergency service calls; provides technical guidance to lower-level technicians and assists with contractor/vendor management. Strong customer service skills, English proficiency (bilingual a plus), and knowledge of hand and power tools, PPE, and safety procedures are essential.
Required Qualifications
- High School diploma or equivalent required
- Trade school or 5 years of progressive responsibility in property management or hospitality
- Experience in diagnostics and troubleshooting
- Minimum of 5 years of advanced hands-on repair experience in three or more building trades
- REAC/HQS experience preferred
- Industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC) preferred
