Job Summary
Conduct hands-on maintenance and emergency repairs for apartment communities, including HVAC, plumbing, electrical, roofing, and grounds upkeep. Coordinate make-ready services within five business days, manage preventative maintenance programs, and oversee vendor inspections to ensure Chartwell quality standards. Lead the maintenance team by scheduling coverage, conducting performance reviews, and implementing corrective action plans. Maintain accurate logs for safety, inventory, and regulatory compliance while executing monthly lighting and fire inspections. Requires valid driver's license, HVAC and EPA certifications, and availability for evenings, weekends, and holidays.
Required Qualifications
- High school diploma or general education degree (GED)
- Three to five years of apartment maintenance experience (or equivalent)
- Valid driver's license
- Current automobile insurance
- HVAC certification
- CPO certification
- EPA certification Type I and II or Universal for refrigerant recycling
- Close vision
- Distance vision
- Color vision
- Peripheral vision
- Depth perception
- Ability to adjust focus
- Ability to communicate with coworkers, vendors, and residents
- Ability to use listening skills to diagnose needed repairs
- Ability to frequently transport or move up to 50 pounds variable distances
- Mobility and flexibility to use ladders to access heights in excess of eight to nine feet
- Ability to reason and use good judgment
- Must be able to use all types of hand and power tools
- Must be able to use freon recovery machinery
- Must be able to use air conditioning gauges and vacuum pumps
- Must be proficient in heating and air-conditioning
- Must be proficient in plumbing
- Must be proficient in appliance repair

- Must be punctual and present at work when scheduled
- Flexible schedule including availability to work evenings, weekends, and holidays
- Ability to arrive at the property no more than an hour after a call comes in
