Job Summary
Senior Vice President, Commercial Real Estate Review Appraiser to lead appraisal review for BNY’s CRE portfolio. Responsibilities include overseeing the appraisal review pipeline, evaluating complex third-party appraisals across multifamily, affordable housing, office, retail, industrial, and mixed-use assets; ensuring compliance with USPAP, FIRREA, interagency guidelines, and internal policies; serving as senior SME and escalation point for valuation matters; overseeing vendor relationships and the appraiser panel; reviewing related invoices; conducting market research and trend analysis; leading updates to appraisal policies and control frameworks; contributing to governance, audits, and process improvements; and collaborating with risk, environmental risk, and business teams to drive scalability and automation. Requirements include 10–15+ years CRE appraisal experience, a Bachelor's degree (Real Estate/Business/Finance/Accounting/Economics preferred), NY General Appraiser Certification License (license in PA a plus), strong expertise in valuation methodologies, regulatory standards, and strong communication and leadership skills; proficiency with Argus, Rockport VAL, CoStar, and Microsoft Office; and the ability to operate in a high-volume environment across markets. The role is based in New York, NY or Pittsburgh, PA.
Required Qualifications
- 10–15+ years CRE appraisal and appraisal review experience across multiple asset classes and markets
- Bachelor’s degree from an accredited college or university (Real Estate, Business, Finance, Accounting, Economics preferred)
- New York State General Appraiser Certification License required or strongly preferred; Pennsylvania license a plus
- Deep expertise in commercial appraisal methodology and valuation analysis (DCF, capitalization, sales comparison, highest and best use, market-based support)
- Strong knowledge of USPAP, FIRREA, interagency appraisal and evaluation guidelines, and related policies for financial institutions
- Ability to oversee appraisal workflows in a high-volume, deadline-driven environment with strong quality standards
- Experience managing or supporting appraisal vendor relationships, panel oversight, and related processes (order flow, issue resolution, invoice review/approval)
- Ability to assess and recommend enhancements to appraisal policies, governance, and control frameworks; focus on continuous improvement and scalability
- Strong market knowledge across core CRE asset classes; experience with affordable housing/LIHTC preferred
- Exposure to Environmental Site Assessment reports (Phase I/II) and brownfield redevelopments a plus
- Experience reviewing appraisals for infrastructure/project finance assets (renewable energy like wind/solar) a plus
- Excellent written and verbal communication; ability to present valuation conclusions and governance matters to risk, business, and management stakeholders
- Demonstrated leadership, judgment, and collaborative problem-solving; mentorship and escalations handling
- Proficiency with valuation and market tools (Argus, Rockport VAL, CoStar) and Office suite (Excel, Word, PowerPoint) and appraisal workflow systems
