Job Summary
Lead maintenance operations across one or more properties, overseeing complex repairs, inspections, and capital projects while mentoring Service Managers and on-site teams. Partner with Community Managers to manage preventive maintenance programs and budget controls, responding to emergencies and ensuring safety and compliance procedures are followed. Maintain consistent documentation and evaluate maintenance performance metrics, utilizing work order management systems and property management software. This role requires availability for on-call emergency maintenance and the flexibility to work varying schedules, including weekends and evenings. Candidates must possess extensive hands-on experience with HVAC, electrical, plumbing, and general repairs, along with a valid driver's license and relevant trade certifications.
Required Qualifications
- A high school diploma or equivalent
- Technical certification or trade school training
- Minimum of five years of hands-on maintenance experience
- Expertise in plumbing, electrical, carpentry, HVAC, and general repairs
- Prior supervisory experience
- Demonstrated ability to lead and mentor maintenance teams effectively
- Strong understanding of budget management and cost control in maintenance operations
- Proficiency in work order management systems and preventive maintenance programs
- Familiarity with power tools and maintenance equipment, including HVAC tools, electrical testing devices, and plumbing tools
- Capability of using work order software and property management systems such as Yardi, RealPage, or Entrata
- Proficiency in Microsoft Office applications—specifically Word, Excel, and Outlook
- Valid driver's license with a clean driving record
- Proof of auto insurance
- Current EPA or CFC certification
- Ability to adhere to company policy by wearing the designated uniform and appropriate safety gear at all times
- Availability for on-call emergency maintenance
- Flexibility to work varying schedules, including weekends and evenings
- Ability to lift up to 100 pounds
- Ability to frequently carry items weighing up to 50 pounds
- Strong eye-hand coordination
- Accurate color perception—the ability to distinguish between colors, recognize specific hues, and recall color combinations from memory
- Ability to operate heavy equipment
- Ability to safely use ladders
