Senior Property Manager - Solene

Job Summary
Coordinate daily operations for Solene, a 146-unit luxury development, by directing resident relations, safety, maintenance, and leasing activities. Walk the property regularly to ensure cleanliness, rule compliance, and good maintenance conditions while managing vendor contracts and invoices. Develop operating and capital budgets, analyze financial statements for variances, and drive occupancy and rent collection targets. Screen applicants, prepare move-out materials, and ensure full compliance with state, federal, and local housing laws. Supervise on-site maintenance staff, forecast capital replacements, and report critical issues to senior leadership.
Required Qualifications
- 3-7 years of industry experience within residential real estate
- equivalent number of years of education and real estate management experience
- Proven track record of success in overseeing a portfolio of 150+ market rate/luxury residential units
- Proven track record of success in recruiting, developing, and leading high-performance teams from inception
- Strong financial acumen with a consistent history of driving year-over-year increases in Net Operating Income (NOI)
- Excellent verbal, written and presentation skills
- Ability to communicate effectively with community tenants, vendors/external parties, and across corporate divisions
- Must possess a valid driver's license

- Must successfully meet criminal background screening requirements for position, including MN statute 299C.67 to 299C.71 (Kari Koskinen Background)
- Must be able to stand at a desk for up to 8-hours per day
- Walking and standing are required the rest of the working day
- Ability to move around freely throughout the property and office
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity
Desired Qualifications
- CRM, CAM, COS, or other related professional certification
- Knowledge of RealPage or other related property management software (Yardi, Lead2Lease, OneSite Accounting, etc.)
- Understanding of Affordable Housing Programs (HUD/MFHA Programs)
