Job Summary
Establish rental rates by surveying local markets and calculating overhead, depreciation, taxes, and profit goals. Attract tenants through advertising, referrals, and unit showings, then negotiate leases and collect security deposits. Achieve financial objectives by collecting rents, paying bills, forecasting, budgeting, and analyzing variances to initiate corrective action. Maintain properties by resolving tenant complaints, inspecting units, planning renovations, and contracting landscaping and snow removal services. Secure the asset by managing security patrols, installing devices, enforcing precautionary policies, and responding to emergencies. Prepare reports by analyzing data trends and update knowledge through professional publications and organizations. Lead a newly established property management subsidiary across British Columbia, overseeing a portfolio ranging from greenfield developments to mixed-use infills.
Required Qualifications
- 10+ years' property management of residential, commercial and mixed use
- Strong negotiation skills
- Ability to leader of group of property managers across a large geography
