Senior Project Manager / Owner's Representative

Senior Project Manager / Owner's Representative leads hospitality development and construction projects from kickoff through opening and asset turnover, acting as the owner's day-to-day representative to coordinate consultants, contractors, operators, and internal stakeholders to deliver on schedule and within budget. Manages project schedules, milestones, critical path reporting, and meetings; coordinates between Development, Design & Construction, Operations, Procurement, Accounting, and external partners; identifies risks and develops mitigation strategies; oversees design reviews, value engineering, and scope management; leads procurement, bid evaluations, and contract execution; conducts Owner-Architect-Contractor (OAC) meetings, tracks RFIs/submittals/ASIs/change orders, and ensures quality and budget adherence; maintains budgets from initiation through closeout, tracks expenditures, contingencies, and forecasted exposures; coordinates permit strategy and approvals; ensures operational requirements are incorporated into planning and execution; leads asset turnover, punch lists, warranties, and training records, and ensures smooth transition to Operations and Facilities teams.
