Job Summary
Senior Project Manager for a luxury custom home builder in Bellevue, WA, to lead a portfolio of 4-5 high-end projects per year from preconstruction through closeout. You will own master schedules and lookaheads, manage subcontractor performance, control budgets and change orders, ensure conformance to plans and quality standards, coordinate inspections with municipalities and officials, and provide regular reporting to clients and internal stakeholders. The role requires 7+ years of project management experience in luxury residential and/or commercial construction, strong knowledge of construction documents, permitting/inspections experience, and proficiency with Microsoft tools (Outlook, Excel, Word) with MS Project a plus. Client-facing, highly organized, calm under pressure, and capable of managing multiple projects with an emphasis on finish quality. Compensation includes base salary of $130,000–$150,000 plus an annual performance bonus (10–30%+) and a comprehensive benefits package.
Required Qualifications
- 7+ years of project management experience in custom residential and/or commercial construction (luxury custom strongly preferred)
- Proven ability to manage multiple projects concurrently with high finish quality expectations
- Strong working knowledge of construction documents (drawings, specs, scopes, schedules)
- Experience with permitting/inspections, including over-the-counter permits
- Budgets, cost controls, change orders, and forecasting to completion
- Ability to coordinate with municipalities, inspectors, and utility providers
- Client-facing communication and relationship management
- Proficiency with Microsoft Office tools (Outlook, Excel, Word); MS Project a plus
- Preconstruction support and estimating input; trade buyout experience is a plus
- Safety compliance and quality standards enforcement
- Ability to build relationships with clients, subs, suppliers, and internal partners
- Ability to review invoices/POs, track costs, and maintain budget discipline
